Every principal room is turned to the sun — first light in the morning, the last of the gold at dusk. This is a position that cannot be bought again, because there is no ground above it.

02 — The Land

It began with a rock. The birds came back.

Where Nº 12 now stands was once bare hillside stone — dry, silent, exposed. The megamansion was not carved from the landscape so much as it gave one back. Ninety-six trees were planted into the slope, native and slow-growing, chosen to hold the earth and soften the light.

Season by season the ridge answered. Shade returned, then cover, then song — birdsong that had left the rock came home to it. Today the villa sits inside a living garden that will only deepen with the years.

03 — The Build

Forty years. One exacting field.

Nº 12 was realised by a developer-led team drawing on over forty years of engineering know-how, with award-winning architect Diego Tobal and builder B. Solís. That inheritance is written into the structure: limestone and honest metal, tolerances measured to the millimetre, nothing off a shelf.

And the engineering behind the walls is of the very highest order — a stone-and-aluminium structure built for true self-sufficiency: underfloor heating throughout, 32 rooftop solar panels, and a latest-generation machine room running climate, water and power as one integrated system. There was one instruction, and it never changed: excellence, or nothing at all.

04 — Security & Arrival

Privacy, engineered.

In a place like this, security is paramount. A triple-gated community with 24-hour guards, cameras inside and out, and a guard stationed directly in front of the villa. And arrival is its own privilege: a private helipad. Wheels-up to threshold, unseen.
